Dania Beach is Broward County’s oldest incorporated city, and the housing data shows a split personality. U.S. Census ACS 2024 five-year data, table B25034, gives it 16,777 housing units, a median year built of 1977, 59.6% built before 1980 and 30.4% before 1970.

The median of 1977 sits after Florida’s changeover to PVC. But nearly a third of the housing predates 1970, and the historic core is older than that median suggests — the two ends of the city are decades apart.

Two different cities for plumbing purposes

The historic core and the older eastern streets are cast iron territory. Roughly 35% of South Florida living units built in the 1960s and 1970s went in with cast iron, and anything predating that is more likely still. The Cast Iron Soil Pipe Institute rates cast iron at 50 to 75 years; South Florida practice runs 40 to 50.

The later western and newer coastal development is largely PVC and does not have a material problem.

The ground here works against buried iron

Dania Beach sits low, close to sea level, on sandy coastal fill with a high water table. Three things follow:

  • External corrosion runs along the whole pipe length rather than at isolated wet spots, because the soil never dries out
  • Settlement produces bellies — sandy fill compacts unevenly, and a low section holds standing water permanently
  • A cracked line takes on groundwater in heavy rain, so a backup that arrives with a storm is strong evidence of a break rather than a blockage

Florida’s Building Code addresses this ground explicitly, setting the conforming materials for a building sewer on filled or unstable ground: ABS, cast iron, copper or copper-alloy, PVC and PP. That clause exists for exactly these conditions.

The Florida failure signature

Guidance written for houses with basements does not apply here. Dania Beach homes are slab-on-grade, and a failing line announces itself differently:

  • A sinking or soft strip in the yard following the line’s route, where sandy fill has washed into the pipe
  • Sewer odour rising through slab joints and hairline cracks, filling a hallway rather than a bathroom, worse after rain
  • Drain flies breeding in saturated soil around a break
  • Repeat backups on a line that has been cleared before
  • A floor area that sounds hollow underfoot

What settles it

A camera inspection with a surface locate, so a defect gets a distance from the cleanout and a depth marked on the ground — and recorded footage handed to the homeowner. Given how low the ground is here, depth matters more than usual: a repair at four feet and a repair at nine feet are different jobs, and past roughly ten feet a trench requires collapse protection, which is a step change in price rather than a gradual one.
